Condition levels
We price by condition, not just square footage.
Level 1 · Light Turn
Vacant, generally maintained, no major debris.
Level 2 · Standard Move-Out
Normal dirt, wall scuffs, dirty cabinets, some trash, carpets need cleaning.
Level 3 · Heavy Turn
Grease, pet odor, stains, garage debris, multiple wall repairs, exterior grime.
Level 4 · Neglected Property
Heavy odor, large debris, pest evidence, severe staining, water or mold concerns. Custom quote or referral partner.
